The subject site is located approx. 1.5km to the east of Drogheda town centre and to the north of the River Boyne. Drogheda is situated approx. The site is situated approx. 5km from Junction 9 of the M1 motorway and approx. 2.5km from Drogheda Train Station. The remaining approx. 2.6 acres are zoned “Open Space & Recreation Area: (Public/Private). Any planning permissions for the site have now expired. The planning permission was for the demolition of all existing buildings on site except for the existing mill building, administration building, entrance lodge and chimney stack and for the development of a mixed use scheme comprising 6 no. buildings ranging from 3-4 storeys (including 3 no. retained buildings ranging from 1-2 storeys) to include 20,805 sqm office space, 3 no. retail units totalling 350 sqm, 337 no. basement and covered ground floor level car parking spaces, 92 no. ground level car parking spaces and new vehicular entrance.
