Location

The lands occupy a rural setting in the townland of Killybrone, approximatley 8.5km from Emyvale village and 19.6km north of Monaghan town. The lands are located along a narrow country road, approx. 4.8km off the N2 Dublin/Derry Road. The subject lands are located 7km south of Augnacloy, Co. Tyrone. Access is via the L1120. There is an unconnected property with the eircode H18 YF64 which is about 500 meters from the lane way ( a 4 Cross ). The sheds on folio MN13730 are 50 meters up the untarred lane on the right.

Description

30.92 acres Farmland contained in two folios which are not adjoining each other. Killyslavan, Emyvale is a very remote rural area in north Monaghan very close to the border with the nearest town being Emyvale which is about 10Km to the south. The land all around this area is very marginal with some pockets of good grazing land, bog and forestry. This Farm consists of Folio MN13730 being 6.66 Ha (16.5 acres) with road frontage to the L1120 and bisected by a Cul de Sac lane. There is a yard with some cattle wintering sheds. By continuing up the cul de sac one passes through another parcel of land (not connected with this opinion) before ending at Folio MN 13731 being 5.78 Ha (14 Acres). The lands at time of inspection appeared in good condition. A yard which occupies approx 0.65 acres with a 3 no. agricultural sheds service the lands.
